What is a Quantity Surveyor?

A quantity surveyor is a highly skilled professional who manages all costs relating to building projects. This can involve a number of different tasks:


- At the beginning of the project, at concept stage, the quantity surveyor will examine the site, undertake feasibility studies, and provide advice on exactly what the client can afford to build within their budget.


- When the project is underway and drawings prepared, the quantity surveyor will carefully measure the work required, working closely with the client and architects. They will prepare cost plans listing in detail the materials and labour which will be required. These plans can include the Bill of Quantities, Schedule of Works and Schedule of Rates.


- The quantity surveyor will manage the tendering and procurement process. They will use the cost plans that they have produced to obtain estimates from contractors.


- During the project, whether they are acting for the property developer or a contractor, the quantity surveyor will monitor the costs involved and check that works are carried out correctly and within budget, preparing regular financial reports.


- The quantity surveyor can provide cash flow reports and manage the interim and final payments to contractors.
