There are two main types of property survey – the Building Survey, and the Homebuyer’s Survey and Valuation Report (HSV).


The Building Survey

Just one in five buyers commission a full building survey, relying instead on simple valuation surveys which confirm whether they are purchasing at a fair price. A full building survey, also known as a ‘structural survey’, is a comprehensive inspection recommended by both the Council of Mortgage Lenders and the Consumers’ Association. It is especially recommended for:

- Listed buildings

- Buildings built before 1900

- Any building constructed in an unusual way regardless of its age

- Properties where significant alterations or extensions have been carried out

- Properties which you are planning to renovate or alter


What does a building survey involve?

A building survey involves a detailed examination of all accessible parts of a property and can be tailored to suit your individual needs and concerns. It includes all major and minor faults, the implications of any defects and the possible cost of repairs. Our surveyor will examine closely the structure and condition of the building and, in some cases, may recommend specialist reports for drainage, electrical systems, central heating and timber diseases. The inspection will also cover the outbuildings and grounds of the property. For an average home our surveyor will be on site for at least four hours, but the time is usually dependant upon the size of the property, the nature of its construction, and its condition. Once the survey is complete, a detailed technical report is published with advice not only on work that will be required in the immediate future, but also details of more long-term maintenance and repairs. A building survey does not include a valuation, although we will be able to provide a separate valuation report if required.


The Homebuyer’s Survey and Valuation report

The HSV is a survey completed to a format set out by RICS (The Royal Institution of Chartered Surveyors) and is most suitable for properties built within the last 150 years and which are in a reasonable condition.
